So here are some technical data about this project.

Legal regulations and economic data:

  • The project is located at the immobile on Calea Bucuresti street number 313 and it is private property for juridical person SC Provest SRL from Brasov and it is registered in C.F. no.27502BV, No. top 7168/1/2/2/1/2;
  • The location is in the category of importance „C” – average, class importance III- normal;
  • U.T.R. (reference territorial unit): 4;
  • Area destination – UTR.62 housing and complementary functions according with P.U.D. approved with H.C.L no. 682/14.11.2005;
  • It is situated in area  “D”, accordance with approved zoning by HCL.410/99 and 333/00;
  • Indices of land occupation: POT 13,58%, CUT 0,24;

Data regarding accessibility features of the plot, boundaries, and neighbors:

  • The access to the property is made by a “country road”, unimproved (unpaved) the length of which until the access paved road  “Calea Bucuresti – variant” is about 140 meters;
  • The land parcel has approximately the shape of a right triangle located with the hypotenuse parallel to the access road and the topography has a slight slope on the east-west direction;
  • The surface of the land in the real estate register is of 1200 meters;
  • Neighborhoods are: on the north side access road; on sides southwest and northwest are courtyards and buildings (villas with residential character); on the south-east is a driveway to the neighbor’s villa; the other side of the access road (on the north side) is a meadow land type, free and that contains a small lake.

Technical data and constructive resistance:

  • For the  elevation point ± 0 of the construction corresponds topographical point of 662.00;
  • The land on which the project was located is a clay loam land with rolled debris embedded while being crossed by streams and water infiltrations;
  • The foundation needed the realization, previously, of  foundation layers of well compacted stone sorts;
  • The foundation was embedded at least 20 cm in these layers of foundation and had heights between 1,40 and 2,70m;
  • Before pouring the foundations a network of drainage was made on almost the entire surface of the land (network of drainage channels filled with different sorts of stones and sand, and PVC drainage tubes);
  • The paving over the foundations was poured after filling the gaps between the foundations walls with riddling and crushed stone well compacted and after the reinforcement works;
  • The walls from the first floor were built  from ecological bricks made from sorts of stone, sand and cement;
  • The platform over the first floor was made from reinforced monolithic concrete, poured at the same tame with the pillars of strength;
  • The walls from the high attic were made from the same material as the ones from the ground floor;
  • The roof structure was made from wood (coniferous wood that has been treated previously antifungal and fireproof), attic ceiling being fixed of the  roof structure;
  • The belts from the level of the attic were made from reinforced concrete in which the links for the beams were embedded;
  • The covering was made from tiles “Bramac Alpina”;
