After synthesizing the concept and after finding an appropriate location, we passed actually to the realization of the project.   

First there were made all the necessary studies and were drawn very carefully the architectural and structural designs and the needed approvals were obtained. There were several versions of the proposed architectural projects and after “long deliberations” we stopped over the one that represented best our concept:  

„WHEN GREEN OF NATURE“TOUCHES” BEAUTIFULL RESIDENTIAL VILLA”.

After that, next step was the establishment of the building site and the actual construction. Because of the fact that the geotechnical study showed us that the chosen land was crossed by several springs, first we went to their capture and soil drainage. We made a network of draining tubes that can assure anytime a good drainage when the ground water riches high cotes in the rainy seasons.  

After that, was poured the concrete slab over the foundations, which was also very well reinforced.  Both for the foundations and the floor plate were used high quality concrete above the normal, these concrete being   improved with corresponding additive best quality products from Sika for a maximum resistance and mainly for concrete waterproofing to water ingress. 

The walls for the ground floor were raised after that, walls made from bricks custom made with local natural materials (stone, sand) after a special recipe given by our competent structural engineer, a man with extensive experience in construction (experience in civil and industrial constructing and also building engineering).

The terrace from the first floor and the beams over the ground floor are poured together with the plate above ground forming a whole well-armed and very resistant, the concrete used being of superior mark and with additives. 

The walls from the first floor fallowed and also the belts and the beams to sustain the roof, and with this, the work with concrete and masonry for the main body house, finished.

The roof was made from wood of fir and spruce and it is a classical solid structure, “in chairs” prepared to sustain a heavy tile covering “Bramac Alpina” type.  All the elements of wood were previously treated with substances antifungal and fireproof.

In the ridged roof with a dormer, skylight with a practical value (underneath, creating a storage area at first floor) but also esthetic, were framed Velux windows, where a better illumination of the room was wanted. 

In parallel with the rise of the main house we worked and the pool in front of the building and also at the guest house – second body building that can have various uses depending on wishes: guest house, office, house for the care staff of the property, etc. 

The concrete that we used was of superior quality and it had the proper additives for waterproofing and plasticizer from Sika. Plus, a waterproof membrane was used, pitch and bituminous cardboard for outer insulation.

The guest house was build with the same care as the main house and it is a one level building.   

After all the construction phases, it was passed at improving phases inside and outside of the two buildings, pool and courtyard (fences, walkways, patios, garden)

The main house was first plastered outside and inside and then double glazes windows German made of best quality were mounted. After that, the house was thermo insulated outside with high density expanded polystyrene, Swiss quality fireproof system with overlapping edges for perfect thermal insulation boards. 

Next, the roof was thermo insulated at the inside with layers of expanded polystyrene, isoprene with aluminum foil, mineral wool. Over these layers, was refinished with pine wood panels for a high aesthetic aspect.

Also in order to improve the thermal coefficient of the house, the floors from the first floor, after mounting the waterproof elements, was “lined” with a thick layer of high density extruded polystyrene above which was fitted a protective layer of polyethylene and finally was poured a thick layer of leveling screed that was supplementary improved with additives from Sika to give a better hydro and thermal insulation.

At the end, the surface of the interior walls was covered with three layers of white washable paint with antifungal properties, were mounted at the windows marble sills, were made a few soffits of plasterboard for better illumination, also from plasterboard was made a element type bar (covered with marble) that separates the kitchen area from the dinning area and were mounted radiators calculated for each space.

In the same manner was preceded, after finishing the construction phases, also at the guest house regarding the interior and exterior improvement (same materials and same procedures were used as the main house). Some images can be suggestive in this way:

Regarding the pool, pipes were mounted, was performed the perimeter channel (because it is a pool with pool water circulation over the parapet, name also “pool with water sheen”) also a terrace was made for sunbaths and to cover the shafts designed for the pipes and the equipment serving the pool. 

 On the entire surface of the swimming pool were applied after that many layers of waterproofing and plasters materials made by Mapei.

As far as the court here were made even more works:

First were made sewers and water connections and other facilities.

After that, the yard was leveled, aiming to preserve the natural declivity of the land.  Then was spread all over crushed stone that was tamped with vibrating plate, this operating being needed for better fixation of the whole soil. Over the crushed stone a thick layer of soil was added.

In parallel was built the property enclosure for which was chosen a solid concrete fence, a classical Romanian model with arching covered with tiles. The gaps were filled with Canadian pine wood, a model with vertical boards “one front, one rear”. The concrete elements were plated with natural stone.  

                At the end, parapets were mounted at the terraces from wrought iron with classical floral decorations appropriate to the whole arrangement. The access gates for the property are also from wrought iron painted in black and with copper-colored patina.
